The Seller Game Plan

We have simplified the home sale process into three KEY P’s:

Price

It's what everyone wants to know - what's my house worth? However, before we give an answer, there's information we need to learn about the unique features of the home to uncover its full selling potential.

 

On our first of two visits, we're getting to know each other, discussing your objectives and goals for wanting to sell. We'll also tour your home to complete our listing questionnaire - taking notes on everything from property features to the community. It is our goal to become an expert on your home so that we can provide timely and accurate answers to all buyer inquiries.

 

On our second visit, we will present our Competitive Market Analysis (CMA) and make recommendations on how best to introduce the home to the market. We will review other homes that have recently sold and provide an explanation of the current market conditions specific to your location.

 

Keep in mind that this price is our recommendation. It's ultimately your decision on what price you want to list your home for.

Presentation

Once you have determined a list price, we offer our suggestions to increase the appeal of your home through refreshes and any needed repairs. We’ll talk clutter and how to best stage your home for walkthroughs.

 

When your home is ready, we'll bring in a professional photographer to capture your home at its best. We’ll also create a 3D model for virtual tours and supply drone photography when needed.

 

We’ll discuss security, how access will be granted, the best times for showings and helpful hints on how to manage living in a home that’s going through the sales process. Then, we’ll review our marketing and promotional plan to help attract the most qualified buyers.

Promotion

The promotion of your home will combine the best practices of both digital and traditional mediums in local markets as well as targeted advertising in areas where buyers are likely to be found.

 

Marketing includes a custom home website, social media posts, eBlasts, realtor emails, signage, news outlets and more. Additionally, your home will be listed on all the top real estate websites, including Zillow, Trulia and Realtor.com. We’ll also talk about the effectiveness of hosting an open house as it relates to both your home and your neighborhood.

 

Throughout the promotion cycle, we will continually gather feedback to ensure we’re reaching the right audience in the most successful way, making adjustments as needed so we have the best opportunity to sell your house for maximum market value in the shortest time frame possible.
